The permit is about $761, not $4,000

That is Barrie’s own fee for a 1,000 square foot basement, plus a twenty dollar pre screening charge. When a quote shows three or four thousand for permits, most of it is drawings and engineering. Those are real costs and they belong on their own line so you can see them.

Barrie pays 75 percent to fix your drainage

The city’s rebate covers three quarters of the cost of disconnecting a foundation drain from the sanitary line and putting in a new sump and pump, up to two thousand dollars. It does not cover backwater valves. The catch is that the city has to come and look before you start, and the funding runs out, so ask early.

Which conservation authority you are in depends on your address

Barrie is split between two of them. The south and centre around Kempenfelt Bay is Lake Simcoe Region, the north is Nottawasaga Valley. Most basement finishes never involve either. It matters if you are near water or adding a separate unit, and we check before you spend anything.

You can have up to four units on the lot

Barrie allows three added units on top of the house, and registration is automatic once the work passes inspection. Each added unit needs one parking space, and tandem or stacked is allowed. The unit gets its own address and appears on the city’s public map, so this is a matter of doing it properly rather than quietly.

Low ceiling? Measure before you give up

For a rental unit in a house that is already built, the rule is 6 feet 5 inches across the space, not the 7 feet people quote at you. Plenty of basements written off as too low actually pass. It takes two minutes with a tape measure to find out.

Old house? The asbestos check is on you

If the home went up before 1990, the law puts this on you as the owner rather than on your contractor. You have to have the materials checked and give the report to anyone quoting. It sounds like a hassle. It is far cheaper than finding it halfway through the job.
