Ask three contractors what a basement costs and you will get three very different answers. Published prices in Ontario run from $35 to $130 a square foot, which on a 700 square foot Milton basement is anywhere from $24,500 to $91,000. That gap is not us being vague. It is the market genuinely not agreeing with itself.
Milton has grown faster than almost anywhere in the country, and it shows in the basements. Boyne, Sherwood, Bristol and Britannia are the new surveys, all full height poured foundations ready to frame. Old Milton, Martin Street, Mountainview, Fallingbrook, Bronte Meadows and Timberlea are the established neighbourhoods the town formally recognises as its mature ones, and that is where ceiling height and what is behind the walls actually need looking at.

A lot of Milton sits inside the Niagara Escarpment plan area and people assume that makes everything harder. For finishing a basement it does not. Interior work that does not make the house bigger or taller, or change what it is used for, does not need an escarpment development permit. Worth knowing before you talk yourself out of it.
This is the rule that catches people in Milton. The property has to have three legal parking spaces before the town will approve a secondary suite, and the suite itself is capped at 85 square metres. It has to be a detached or semi linked home on municipal water and sewer. Check the driveway before you plan the apartment.
That is Milton’s fee for finishing a basement on a 1,000 square foot floor. If you are building a secondary unit rather than just finishing the space, the town charges a higher rate for it. Either way it is hundreds, not the thousands that quotes usually show for permits.
Milton does not run its own basement flooding subsidy. Halton Region does, and that is where to apply. Worth sorting out before anything gets closed in, because water is the one thing that will make you pay for the same drywall twice.
For a rental unit in a house that is already built, the rule is 6 feet 5 inches across the space, not the 7 feet people quote at you. Plenty of basements written off as too low actually pass. It takes two minutes with a tape measure to find out.
If the main drain drops down into the floor, a basement bathroom is straightforward. If it leaves the house above the slab you need a pump, and that changes the price. Nobody can tell which you have from a photo, which is one of the reasons we come and look.
