The permit is a flat $190, whatever the size

Wasaga Beach charges one hundred and ninety dollars for a finished basement permit no matter how big the basement is. It is the cheapest of any municipality we work in, and about a seventh of what Orangeville charges. When a quote here shows thousands for permits, essentially all of it is something else.

The town measures groundwater before you build

Wasaga’s own policy requires the top of a basement floor to sit at least five hundred millimetres above the seasonal high groundwater table, with a test pit dug to establish where that is. That is unusually strict and it exists for a good reason. Sandy, flat and near the bay means water is closer than people expect.

A basement apartment has a hard rule here

The town does not allow a basement dwelling unit where the finished floor sits below the level of the sewer serving the building. In a low, flat town that rules out more basements than you would think, and it is worth checking before anything else. Only one added unit is allowed, capped at 45 percent of the size of the house, and it has to be on full municipal water and sewer.

Damp proofing here is not an upsell

Engineering work filed with the town recommends perimeter drains and damp proofing wherever a basement is contemplated in this ground. If someone quotes you a finished basement here without asking about water, they have not looked properly.

Low ceiling? Measure before you give up

For a rental unit in a house that is already built, the rule is 6 feet 5 inches across the space, not the 7 feet people quote at you. Plenty of basements written off as too low actually pass. It takes two minutes with a tape measure to find out.

Where your drain sits decides the bathroom

If the main drain drops down into the floor, a basement bathroom is straightforward. If it leaves the house above the slab you need a pump, and that changes the price. Nobody can tell which you have from a photo, which is one of the reasons we come and look.

Why can I not get a basement price online like your painting quote?
