Basement Finishing in Orangeville
One visit. One fixed price.

Most quotes disagree by four times.

Ask three contractors what a basement costs and you will get three very different answers. Published prices in Ontario run from $35 to $130 a square foot, which on a 700 square foot Orangeville basement is anywhere from $24,500 to $91,000. That gap is not us being vague. It is the market genuinely not agreeing with itself.

Orangeville is an old town with newer edges. It was incorporated in 1863 and the downtown core is a protected heritage district, with the Town Hall and Opera House dating from 1876. Around that sit Montgomery Village, Credit Meadows, Westside and Rolling Hills, mostly later twentieth century housing. The town sits on the height of land where the Credit, Humber, Nottawasaga and Grand rivers all begin, which is a nice thing to know and a real thing to plan around.

Before you start

What you need to know

Orangeville charges the most for a basement permit

At fourteen dollars seventy eight a square metre it works out to about $1,373 on a 1,000 square foot basement, the highest of anywhere we work and nearly four times what Kitchener charges. Orangeville is also one of the few towns with a separate, named finished basement rate, charged at nearly double its ordinary renovation rate. Budget for it properly.

An added rental unit is capped at two bedrooms

Orangeville allows up to three dwelling units on a fully serviced lot, but each added unit is limited to two bedrooms. Each one needs a parking space of its own, at least 2.6 metres by 5.5 metres and clear all year, and street parking cannot be used to satisfy it.

Everything has to run through the main house

Added units in Orangeville have to connect to municipal water and sewer through the main dwelling rather than getting their own service. There is also a requirement for a 1.2 metre clear walking route from the street or lane to the unit. Both are easy to satisfy if you know about them and awkward to retrofit if you do not.

The downtown heritage district needs more care

The core is protected, and the housing around it is genuinely old. That means lower ceilings, older wiring and materials from long before asbestos was regulated. That check is legally yours as the owner rather than your contractor’s.

Low ceiling? Measure before you give up

For a rental unit in a house that is already built, the rule is 6 feet 5 inches across the space, not the 7 feet people quote at you. Plenty of basements written off as too low actually pass. It takes two minutes with a tape measure to find out.

Where your drain sits decides the bathroom

If the main drain drops down into the floor, a basement bathroom is straightforward. If it leaves the house above the slab you need a pump, and that changes the price. Nobody can tell which you have from a photo, which is one of the reasons we come and look.

FAQ

Orangeville basement questions, answered

How much does it cost to finish a basement in Orangeville?
Published prices run from $35 to $130 a square foot, so somewhere between $24,500 and $91,000 on a 700 square foot basement. We would rather show you the whole range than invent an average. A bathroom adds roughly $15,000 to $35,000. Ceiling height is the one thing that can double the job, because lowering a floor starts around $30,000.
Why is the Orangeville permit so expensive?
Orangeville is one of the few municipalities with a separate line for a finished basement rather than lumping it in with general renovations, and it charges nearly double its ordinary alteration rate for it. On a 1,000 square foot basement that comes to about $1,373. It is the highest anywhere we work, and it is worth knowing at the budgeting stage rather than at the permit stage.
How low can my basement ceiling be?
For a rental unit in a house that is already built, the rule is 6 feet 5 inches across the space. That is lower than the 7 feet most people are told, and it is why so many basements get written off that did not need to be. Measure yours before you decide. If it really is too low, lowering the floor is possible, but it starts around $30,000, so you want to know that early.
Can I put a rental unit in my Orangeville basement?
Up to three units are allowed on a fully serviced lot, so two added to the house. Each added unit is capped at two bedrooms and needs its own parking space on the property, clear year round, with street parking not counting. Services have to run through the main dwelling, and there has to be a 1.2 metre clear route from the street to the unit’s door.
Do you come out to Orangeville and Dufferin?
Yes, and there is no travel charge. Orangeville varies a lot between the heritage core and the newer areas like Montgomery Village and Credit Meadows, which is exactly why we come and look rather than quoting from a postcode.
Why can I not get a basement price online like your painting quote?
Because we would be making it up. Painting is priced off surfaces we can measure from your answers, so the engine gives you a real number in 60 seconds. A basement depends on ceiling height, where your drain leaves the house, whether the place has ever been damp, and what is behind the walls in an older home. No form can answer those. Quoting it blind is how people end up with a price that changes later.
