Converting an existing garage into living space in the GTA generally runs about $25,000 to $50,000 for a basic single car conversion with no plumbing, $50,000 to $80,000 once a bathroom goes in, and $80,000 or more for a full self contained suite. Those are published Toronto contractor ranges, and they are wide for reasons worth understanding before you get quotes.

What actually drives the price

Losing the parking space is the first problem

Most municipalities in the GTA require a parking space for an added dwelling unit, and your garage is usually where that space lives. Convert it and you have to put the parking somewhere else on the property. This is the most common reason a garage conversion gets refused, and it is worth checking before you spend anything on drawings.

The floor is not where you think it is

A garage slab usually sits lower than the house floor, slopes toward the door, and has nothing insulating it from the ground. Getting it level, warm and dry is a real part of the job and it is the part most quotes skate over. It is also why two conversions of the same size can be twenty thousand dollars apart.

The walls were never meant to be lived behind

A garage wall is typically uninsulated and often single skin, and the door opening has to be properly framed and filled. That is closer to building an exterior wall than to finishing an interior one, which is why a garage conversion costs more per square foot than a basement.

Heat has to come from somewhere

Extending the existing house system into a converted garage is sometimes straightforward and sometimes not possible at all. A separate unit is often cheaper than reworking the ductwork you have. Worth asking early, because the answer moves the number more than the finishes do.

A bathroom depends on where the drain sits

If the sanitary drain runs where you need it, plumbing is ordinary work. If it does not, you are looking at breaking the slab or adding a pump. Nobody can tell which from a photo, which is one of the reasons we come and look.

A rental unit is a different job again

If the plan is a self contained suite rather than extra living space, ceiling height, an egress window, fire separation, a separate entrance and local zoning all come into it, and they interact. That is what takes a conversion from the fifty thousand range into the hundred thousand range.

How much does it cost to convert a garage in the GTA?
Published Toronto ranges start around $25,000 to $50,000 for a single car garage with no plumbing, rise to $50,000 to $80,000 once a bathroom goes in, and reach $80,000 or more for a full self contained suite. A double car garage typically runs $50,000 to $90,000. Where you land depends most on the slab, the walls, how heat gets there and whether it becomes a separate unit.
Will I lose my parking?
Almost certainly, and that is the thing to sort out first. Most GTA municipalities require a parking space for an added dwelling unit, and if the garage was that space you have to replace it elsewhere on the property. Some places allow tandem parking on the driveway, some do not. It is the single most common reason a conversion does not go ahead, so it is the first thing we check.
Do I need a permit to convert my garage?
Yes. Changing a garage from parking to habitable space is a change of use, which needs a building permit everywhere in the GTA, and it usually needs drawings. In some municipalities a change of use also triggers a conservation authority permit. None of that is difficult, it just needs doing in the right order, and it is why a garage conversion is not a weekend job.
Is converting cheaper than building an addition?
Usually yes, because the roof, the foundation and three of the walls already exist. The saving is smaller than people expect though, because a garage was never built to be lived in. The slab, the insulation and the heating are effectively new work. Think of it as somewhere between finishing a basement and building an addition, closer to the addition once a bathroom is involved.
Can I turn it into a rental apartment?
Sometimes, and it is worth checking properly rather than assuming either way. A self contained unit brings in ceiling height, an egress window, fire separation, a separate entrance and local zoning, and the parking question becomes harder rather than easier. We check all of it at the visit and tell you plainly if one of them rules it out.
