Ask three contractors what a basement costs and you will get three very different answers. Published prices in Ontario run from $35 to $130 a square foot, which on a 700 square foot Hamilton basement is anywhere from $24,500 to $91,000. That gap is not us being vague. It is the market genuinely not agreeing with itself.
Hamilton covers more ground than anywhere else on this list, and the basements vary just as much. Up on the Mountain and out through the newer parts of Stoney Creek and Ancaster, basements are full height and ready to frame. Down in the lower city the housing is the better part of a century older, ceilings are lower, and old wiring and asbestos era materials are common. The city still runs three separate zoning by-laws it inherited from before amalgamation, which tells you plenty about how differently one end of Hamilton was built from the other.

The city covers 70 percent of eligible costs, to a maximum of forty thousand dollars per unit, on an added dwelling unit inside its housing improvement area. Roxborough is excluded. If you have been undecided about whether the basement becomes a family room or an apartment, this is usually the thing that settles it.
Hamilton gives a two thousand dollar grant plus a loan of up to another two thousand at four percent, repaid on your property tax bill, covering a backwater valve, a sump pump or disconnecting your downspouts. Your taxes need to be current and a licensed contractor has to do the work.
For a rental unit in a house that is already built, the rule is 6 feet 5 inches across the space, not the 7 feet people quote at you. Plenty of basements written off as too low actually pass. It takes two minutes with a tape measure to find out.
If the home went up before 1990, the law puts this on you as the owner rather than on your contractor. You have to have the materials checked and give the report to anyone quoting. It sounds like a hassle. It is far cheaper than finding it halfway through the job.
If the main drain drops down into the floor, a basement bathroom is straightforward. If it leaves the house above the slab you need a pump, and that changes the price. Nobody can tell which you have from a photo, which is one of the reasons we come and look.
A city basement permit runs to a few hundred dollars, not a few thousand. When a quote shows three or four thousand for permits, most of that is drawings and engineering. Ask to see them as separate lines and you will know what you are actually paying for.
