Ask three contractors what a basement costs and you will get three very different answers. Published prices in Ontario run from $35 to $130 a square foot, which on a 700 square foot Orangeville basement is anywhere from $24,500 to $91,000. That gap is not us being vague. It is the market genuinely not agreeing with itself.
Orangeville is an old town with newer edges. It was incorporated in 1863 and the downtown core is a protected heritage district, with the Town Hall and Opera House dating from 1876. Around that sit Montgomery Village, Credit Meadows, Westside and Rolling Hills, mostly later twentieth century housing. The town sits on the height of land where the Credit, Humber, Nottawasaga and Grand rivers all begin, which is a nice thing to know and a real thing to plan around.

At fourteen dollars seventy eight a square metre it works out to about $1,373 on a 1,000 square foot basement, the highest of anywhere we work and nearly four times what Kitchener charges. Orangeville is also one of the few towns with a separate, named finished basement rate, charged at nearly double its ordinary renovation rate. Budget for it properly.
Orangeville allows up to three dwelling units on a fully serviced lot, but each added unit is limited to two bedrooms. Each one needs a parking space of its own, at least 2.6 metres by 5.5 metres and clear all year, and street parking cannot be used to satisfy it.
Added units in Orangeville have to connect to municipal water and sewer through the main dwelling rather than getting their own service. There is also a requirement for a 1.2 metre clear walking route from the street or lane to the unit. Both are easy to satisfy if you know about them and awkward to retrofit if you do not.
The core is protected, and the housing around it is genuinely old. That means lower ceilings, older wiring and materials from long before asbestos was regulated. That check is legally yours as the owner rather than your contractor’s.
For a rental unit in a house that is already built, the rule is 6 feet 5 inches across the space, not the 7 feet people quote at you. Plenty of basements written off as too low actually pass. It takes two minutes with a tape measure to find out.
If the main drain drops down into the floor, a basement bathroom is straightforward. If it leaves the house above the slab you need a pump, and that changes the price. Nobody can tell which you have from a photo, which is one of the reasons we come and look.
