Ask three contractors what a basement costs and you will get three very different answers. Published prices in Ontario run from $35 to $130 a square foot, which on a 700 square foot Orillia basement is anywhere from $24,500 to $91,000. That gap is not us being vague. It is the market genuinely not agreeing with itself.
Orillia’s downtown heritage district is mostly late nineteenth and early twentieth century, largely rebuilt in brick and stone after fires in the eighteen seventies took out a third of the earlier buildings. West Ridge, Stone Ridge and the Trailside lands on the west side are the modern side of town, with full height basements ready to frame. The useful thing about Orillia is that the city publishes its ceiling height rules more plainly than most, and they are more generous than people expect.

For a home five years or older the city sets 1.95 metres, which is 6 feet 5 inches, dropping to 1.85 metres, about 6 feet 1 inch, underneath beams and ductwork. That is noticeably more generous than the seven feet homeowners are usually told, and it means a lot of older Orillia basements that people have written off are actually usable. Measure before you give up.
Orillia runs a mandatory septic maintenance programme, with an inspection required every five years and a fee of about a hundred and sixty five dollars. It is unusual for a city rather than a township to do this. If you are on private sewage and thinking about adding a basement bathroom, the state of that system matters to the plan.
Orillia has committed to allowing four units as of right on residential lots and to reducing parking requirements near transit and downtown, with the work running through to 2027. If a basement apartment is the goal, ask us to check where that stands for your address, because it has been changing.
The heritage core largely dates from the eighteen seventies through the nineteen twenties. That means older wiring and materials from long before asbestos was regulated. That check is legally on you as the owner rather than on your contractor, and the report goes to anyone quoting.
For a rental unit in a house that is already built, the rule is 6 feet 5 inches across the space, not the 7 feet people quote at you. Plenty of basements written off as too low actually pass. It takes two minutes with a tape measure to find out.
If the main drain drops down into the floor, a basement bathroom is straightforward. If it leaves the house above the slab you need a pump, and that changes the price. Nobody can tell which you have from a photo, which is one of the reasons we come and look.
