This is the one that catches people out. Brantford has a flood protection area running along the Grand, and inside it a basement is not allowed to be a second unit at all. Not with a permit, not with an engineer, not at all. It is in the zoning bylaw and the city says the same thing on its own page. We check your address before you spend a dollar on drawings.

Brantford charges for permits on value, not on size

Most cities charge by the square foot. Brantford charges $14.50 for every thousand dollars of work, so about one and a half percent of what the job costs, with a floor of $105. On a forty thousand dollar basement that is $580. Any per square foot permit figure you have been quoted for Brantford is simply the wrong method.

The city pays 80 percent of flood protection work

Up to five thousand dollars a household. A backwater valve inside the house is covered to $3,000, outside to $5,000, and a new sump pit with a battery backup to $4,000. You have to disconnect your downspouts first, and you cannot start any of it until the city approves the application.

You pay no development charges on a basement unit

Probably not. For a rental unit in an existing house the height you need is 6 feet 5 inches, not the 7 feet people usually quote. If you are under it, lowering the floor is possible but it is a much bigger job and we will tell you plainly whether it is worth doing.
