These are the prices other companies publish, not ours. We show you where each one comes from so you can judge it yourself.
| Scope | Published range | What that range rests on |
|---|---|---|
| Basic finish, no bathroom, about 700 sq ft | $24,500 to $91,000 | Contractor estimates spanning $35 to $130 per sq ft |
| Adding a three piece bathroom | Add $15,000 to $35,000 | Contractor estimates, a spread of nearly six times |
| Legal second unit, permits included | $50,000 to $180,000 | Contractor claims. Building permit records for basement suites declare a median nearer $25,000 |
| Lowering the floor or underpinning | $30,000 to $100,000 | 17 permit records for underpinning with finishing, median $60,000 |
Pulled from published Ontario contractor prices and municipal permit records on 1 August 2026. We show you the full spread instead of picking an average, because the sources really do disagree by up to four times, and two of the bigger ones turned out to be publishing the same numbers as each other. Your price comes from a free visit, fixed, with HST already in it.
This is the one that catches people out. Brantford has a flood protection area running along the Grand, and inside it a basement is not allowed to be a second unit at all. Not with a permit, not with an engineer, not at all. It is in the zoning bylaw and the city says the same thing on its own page. We check your address before you spend a dollar on drawings.
Most cities charge by the square foot. Brantford charges $14.50 for every thousand dollars of work, so about one and a half percent of what the job costs, with a floor of $105. On a forty thousand dollar basement that is $580. Any per square foot permit figure you have been quoted for Brantford is simply the wrong method.
Up to five thousand dollars a household. A backwater valve inside the house is covered to $3,000, outside to $5,000, and a new sump pit with a battery backup to $4,000. You have to disconnect your downspouts first, and you cannot start any of it until the city approves the application.
Adding up to two units inside an existing house is exempt. For a sense of what that is worth, the charge on a new single or semi detached home in Brantford is $42,847. It is quietly the largest number on this page.
For a rental unit in a house that is already built, that is the height you need. Plenty of basements get written off as too low when they would actually pass. Measure it before you give up on the idea.
Thirty six percent of the housing here predates 1960 alone. On any home built before 1990 the law puts the asbestos check on you as the owner rather than on your contractor. You have to have the materials tested and give the report to anyone quoting the work.
